Sub-Letting Your Caravan

Sub-Letting Your Caravan

With increased interest in staycations, many caravan owners are considering letting out their caravans as holiday rentals. Sub-letting is also a great way to earn another income! This income can be used towards the cost of static caravan ownership. As well as ensuring the caravan isn’t left unoccupied for long periods. In our guide, we’re going to go through sub-letting, what it is, and how you can do it, whether you have a new or used caravan.

What is Caravan Sub-Letting?

When you sublet your caravan, you’re renting it out to someone else for a length of time. This might last anywhere from a few days to two or three weeks. You would usually sublet your caravan when you don’t plan on using it. Some holiday parks include a managed-letting service. Here at Kingfisher, we offer a managed letting service, so you can have peace of mind that it’s being taken care of. This usually simplifies the process, and the provider can offer to manage all bookings for you. Allowing owners to earn money to help cover their operating costs.

Legal Obligations

It’s your responsibility as the caravan owner to maintain a current landlord gas safety certificate. This certificate needs to be updated annually, and it must be displayed in the caravan. Furthermore, electrical products must be PAT-tested. Which is a yearly assessment. Items that have been tested must have a ticket with the date. In addition, an electrical installation certificate should be obtained every three years. This demonstrates that the caravan’s electrical systems have been checked and are up to specification.

Further to this, smoke and carbon monoxide alarms must be placed within the caravan. As well, an up-to-date fire extinguisher and fire blanket must be present and ready inside the caravan. Additionally, a health and safety notice must be shown to guests, including fire assembly points and emergency contact information.

Each holiday park will have its own rules for how long you can keep your static caravan on the pitch. At Kingfisher, you have 15 years to keep your van on site. After this period, you may be offered another 10 annual licences for your van. However, this is subject to quality and safety checks, as we want to keep the park as safe as possible for all its residents. It’s important, as a caravan owner, to upgrade your van so you meet the safety requirements.

When to Sublet a Static Caravan?

You may have decided to own a holiday home for your enjoyment or the purpose of subletting. In any case, the timing of your bookings is critical. Most holidaymakers will arrange their getaways around school holidays, bank holiday weekends, or the summer months of July and August. If you use the property yourself, you may want to avoid booking during certain peak times. However, if you don’t, these are great times for you to sublet your caravan!

Preparing to Sublet

When subletting your holiday home, you must first consider your guests. Your home should have a welcoming appearance and feel. As well as providing the finest holiday experience for your guests. You should keep things neat and tidy. Keep in mind a neutral decor that is welcoming, pleasant, and provides a positive environment.

Sub-letting Through the Park or Independently

If you decide to rent out your caravan privately, you will need to arrange everything. This includes advertising, static caravan insurance, finding tenants, the necessary renter contract, accepting payment, and organising cancellation costs. When you rent through the holiday park, they will handle all of this for you.

This is where Kingfisher comes in. For those who want to let out their caravan to others, we have created a letting service. This complete service relieves the load on our landlords and owners.
